What a proper gas service actually covers
It starts before the case comes off, flue termination and route, condensate route and fall, external pipework and any signs of leaks, staining or heat damage. Inside: burner and heat exchanger inspection, condensate trap emptied and refilled, gasket and seal checks, fan and pressure switch verification, ignition and flame sensing electrodes. Combustion is then measured with an electronic analyser and compared against the manufacturer's published values, CO, CO2, oxygen and CO/CO2 ratio. Gas rate is checked at the meter. Safety devices are tested, overheat, flame failure, PRV, gas leak-tightness. Every reading and every finding is written up on the service report.

Landlord Gas Safety Certificates (CP12)
If you're letting a property in England, you are legally required to have a Gas Safety Record (CP12) carried out every 12 months by a Gas Safe registered engineer, covering the boiler, any gas hobs, cookers, fires, meter, pipework and appliances installed. We provide certificates on completion, copies for the tenant, and can service the boiler at the same visit to save time and cost.
Combi, System and Regular boilers | what changes
The core service is the same, but each layout has its own extras. Combis: diverter valve health, DHW plate heat-exchanger scale, pre-heat function. System: expansion vessel pressure, unvented cylinder discharge on G3 systems where applicable, secondary controls. Regular / conventional: feed and expansion tanks, motorised valves, cylinder stat, immersion. We check what your system actually has, not a one-size-fits-all list.
Signs your boiler needs a service before the annual due date
Pressure drops week to week; boiler locks out on cold mornings; noticeable 'kettling' or banging noises; visible discolouration around the case; condensate blowing steam outside; radiators taking longer to warm than they used to; yellow rather than blue flame on the visible burner. Any of those and we'd get to you before the anniversary.
