What it is
Full plumbing for kitchen and bathroom refits, first-fix pipework, waste routes, isolation, brassware installation, WC and shower installation, appliance connections (dishwashers, washing machines, wine coolers, water softeners, filtered taps), and any pipework alterations needed to accommodate the new layout.

When you need it
Before the tiling goes on, ideally at the point of design, we'll coordinate first-fix with your builder or kitchen/bathroom fitter, then return for the second-fix once tiles, worktops and cabinets are in.

  • Undersized or badly routed cold mains leaves a new shower feeble on hot water.
  • Compression fittings buried in walls or floors that later weep cause ceiling replacements two years down the line.
  • Poor waste falls cause airlock, gurgling and slow drainage, visible from day one.
  • Non-compliant WC connections cause smell, leaks and, at worst, foul water in the room below.
  • Appliance connections done with wrong flexis or missing isolation cause floods when they eventually fail.
Common mistakes
  • Assuming any general handyman can do first-fix plumbing. Bathroom and kitchen first-fix is a specific discipline.
  • Leaving no maintenance access to isolation valves, a valve buried behind tiles is a valve that isn't there.
  • Missing thermostatic protection on children's or vulnerable-user showers.
  • Skipping backflow protection on garden or utility taps. Water Regs are non-negotiable.

Get the first-fix right. Everything downstream is easier, cheaper and quieter for the next twenty years.

    Sit down with your kitchen or bathroom drawings, agree pipework and waste routes, isolation points and appliance positions before anything is torn out.

  2. Step 2
    Strip-out and first-fix

    Old fittings and pipework removed. New pipework routed cleanly, isolation valves placed for future access, waste routes designed with correct falls and vents.

  3. Step 3
    Coordination with other trades

    Timings coordinated with your builder, tiler, electrician and kitchen or bathroom fitter | nobody left standing about waiting on someone else.

  4. Step 4
    Second-fix and commissioning

    Brassware, WCs, showers, sinks, appliances installed. Pressure tested, hot-water rebalanced, isolation labelled.

  5. Step 5
    Handover

    Walk-through with you, isolation locations shown, appliance manuals filed, warranty registered on softeners and specialty items.

The technical stuff, explained straight

First-fix vs second-fix | what happens when

First-fix plumbing is the pipework, waste, isolation and backing that goes in before walls are boarded and tiles laid. It sets the layout, sizing and future accessibility of the whole installation. Second-fix is the visible work, brassware, showers, WCs, sinks, appliance connections, done once tiling, worktops and cabinets are in. On a typical bathroom refit we're in first for one to two days, then back for a second-fix of one to two days once the tiler is done. Kitchen refits are similar but with more coordination around cabinets, worktops and appliance timings.

Showers, mixers and thermostatic protection

Modern showers should be thermostatic, a TMV2 or TMV3 rated valve prevents dangerous temperature swings when other outlets are used and, where children or vulnerable adults are involved, is a safeguarding requirement. Mains-pressure showers on unvented systems give the strongest, most consistent performance; pumped showers on gravity systems remain a solid retrofit option on older houses. We'll spec correctly for your incoming pressure and hot-water arrangement.

WCs, cisterns and waste connections

Correct pan connector sizing, correct waste fall (1:40 to 1:80 is the sensible band), proper vent arrangements and correct floor sealing all sit behind a WC that never leaks or smells. Concealed cisterns are increasingly common, done well they last for decades; done badly they're a nightmare to service. We only install concealed cistern systems where maintenance access is properly designed in.

Kitchen appliance connections

Dishwashers, washing machines, filtered taps, water softeners, wine coolers, boiling-water taps and instant hot-water taps all have specific inlet, waste, isolation and pressure requirements. Getting them installed with the right isolation valves and flexis in accessible positions makes future service and replacement straightforward. Getting them wrong means a call-out every time an appliance is swapped.

En-suites, utility rooms and awkward retrofits

Adding an en-suite, cloakroom or utility WC to an existing home rarely lines up with the ideal soil-stack position. Saniflos and macerators fill the gap, and installed properly they work reliably for years. We fit only manufacturer-approved installations to spec, nothing that will bounce back as a warranty issue in a year.
